Residential Building Inspections

1. Scope of Inspection

1.1 The inspection will be carried out in accordance with New Zealand Standard 4306:2005 – Residential Property Inspection (NZS 4306:2005).

1.2 The inspection is a non-invasive, visual assessment of the readily accessible areas of the property at the time of inspection.

1.3 The purpose of the inspection is to identify significant defects, maintenance issues, and weathertightness risks that are evident at the time of inspection.

1.4 The inspection and report do not constitute:

  • A building warranty or guarantee.
  • A certificate of compliance.
  • A code compliance certificate.
  • A structural engineering, plumbing, electrical, gas, or specialist report unless specifically agreed in writing.

2. Limitations

2.1 The inspection is limited to areas that are safely and readily accessible. The inspector will not:

  • Remove wall linings, floor coverings, roofing materials, insulation, cladding, or fixtures.
  • Undertake destructive or invasive testing.
  • Move heavy furniture, stored goods, or personal belongings.
  • Enter areas where access is restricted or unsafe.

2.2 The inspection does not include assessment of:

  • Concealed framing or structural elements.
  • Underground services or drainage (unless visible).
  • Compliance with building consents unless documentation is provided.
  • Asbestos, methamphetamine contamination, or hazardous materials.
  • Exact moisture content within enclosed cavities.

2.3 The report reflects the condition of the property on the day of inspection only.

3. Report

3.1 A written report will be provided in accordance with NZS 4306:2005.

3.2 The report is based on visual observations and is not an exhaustive list of every minor defect.

3.3 The report is prepared solely for the client named in the agreement and may not be relied upon by any third party without written consent.

4. Client Responsibilities

4.1 The client agrees to:

  • Ensure safe and reasonable access to the property.
  • Obtain permission from the property owner or agent for the inspection.
  • Read the full report before relying upon it.

4.2 The client acknowledges that properties may contain hidden defects not detectable by a non-invasive inspection.

5. Liability

5.1 The inspector’s liability is limited to the cost of the inspection fee paid.

5.2 The inspector shall not be liable for:

  • Hidden or concealed defects.
  • Future defects that develop after the inspection.
  • Losses arising from the use or reliance on the report by third parties.

5.3 Any claim arising from the inspection must be made in writing within 12 months of the inspection date.

6. Payment

6.1 Payment is due as agreed prior to, or upon completion of, the inspection.

6.2 The report remains the property of the inspector until payment is received in full.

7. Dispute Resolution

7.1 Any dispute arising from the inspection shall first be addressed through negotiation in good faith.

7.2 If unresolved, the matter may proceed to mediation or adjudication in accordance with New Zealand law.

8. Acceptance of Terms

By engaging the inspector to undertake a residential building inspection, the client confirms that they have read, understood, and accepted these Terms & Conditions and that the inspection will be carried out in accordance with New Zealand Standard 4306:2005.
